- Managing all maintenance for a portfolio of 200 properties for a long-standing landlord base.
- Talking to landlords and tenants through WhatsApp and video updates.
- Booking in local contractors for emergency repairs and regular service visits.
- Making sure all properties follow the latest UK safety laws.
- Sorting out contractor invoices and dealing with deposit returns.
What We’re Looking For
- Previous experience working in residential lettings or estate agency is desirable but not essential.
- Very organised and able to handle a bit of pressure.
- Great at talking to people and giving honest, friendly advice.
- Good with technology and property software.

What You’ll Be Doing as a Head of Property Management
- In this role, you’ll be leading the day-to-day running of the Property Management team, making sure everything stays on track and priorities are clear. You’ll support the team in hitting their targets, keep standards high, and step in when things get more complex.
- You’ll also play a key part in the legal recovery of properties — preparing court paperwork and representing the business during hearings when needed.
- On top of that, you’ll oversee rent collection, take action early when arrears arise, and coordinate repossessions where required (working closely with law enforcement and locksmiths).
- You’ll manage the full tenancy lifecycle too — from renewals through to check-outs — while ensuring all compliance is handled on time, including gas and electrical safety certifications and any required local authority licences.
- You’ll act as the go-to person for escalated repairs and resident concerns, serve statutory notices in line with current legislation, and help promote the wider services we offer, like sales and lettings, to existing clients.
What We’re Looking For
- A dedicated professional with a history of supervising staff and a desire for further career growth.
- An individual possessing a valid UK driving licence.
- A Head of Property Management with top-tier verbal and written communication abilities.
- A candidate who exhibits exceptional time management and a reliable, punctual nature.
- A Head of Property Management who remains highly organised while managing multiple priorities.
- Someone with the technical skills necessary to navigate property software and data reporting systems.
- A person who presents themselves with a high degree of professionalism and poise.
- While not strictly required, industry-recognised certifications like ARLA, NAEA, or NFOPP are highly valued.
- A self-motivated leader with a proven ability to maintain high quality control across a department.
