    What You’ll Be Doing as a Property Manager
    • Oversee a diverse residential portfolio of AST units to ensure all homes are maintained to a high standard.
    • Diagnose repair issues, instruct trusted contractors, and supervise works to completion to ensure quality and cost-effectiveness.
    • Manage the full tenancy process, from facilitating smooth move-ins and renewals to handling check-outs and deposit negotiations.
    • Support the wider team with communal area management, including service charge administration and coordinating the upkeep of shared building facilities.
    • Stay ahead of the curve with UK housing legislation, ensuring all safety certificates are current and properties meet health and safety benchmarks.
    • Monitor rental payments, manage arrears professionally, and assist in the preparation of property expenditure budgets.
    • Build strong, lasting relationships with landlords, leaseholders, and tenants through regular site visits and clear, proactive communication as a Property Manager.
    What We’re Looking For
    • Open to either someone with limited experience (Assistant level) or someone with more solid experience in residential property management.
    • Thorough understanding of current AST legislation and the regulatory landscape of the UK rental market.
    • Confidence using property-specific software systems and the standard Microsoft Office suite.
    • Ability to handle complex disputes with a calm, problem-solving attitude and a keen eye for detail.
    • High level of organisational flair and the ability to manage a busy workload without letting the small details slip.
    • Full UK driving licence is preferred for conducting site inspections in the role of Property Manager.
    • Exposure to block management is a definite bonus, though training is provided for the right Property Manager.

    • Organising inventories, check-ins, welcome packs, and handover documentation.
    • Handling deposit registration, issuing prescribed information, and managing related queries.
    • Maintaining up-to-date records, CRM updates, and ensuring accurate handovers to management teams.
    • Communicating regularly with owners, residents, and internal teams to keep all parties updated.
    • Supporting improvements to systems, processes, and software used within the lettings department.
     
    What We’re Looking For
    • Experience in tenancy progression, lettings administration, or a similar compliance-led role.
    • Strong understanding of lettings legislation, referencing processes, Right to Rent checks, and deposit protection requirements.
    • Excellent organisational skills with the ability to manage multiple tenancies simultaneously.
    • Confident communication skills and a customer-focused mindset.
    • High attention to detail when reviewing documentation and preparing legal paperwork.
    • Ability to work collaboratively within a supportive team environment.
