What You’ll Be Doing as a Senior Block Property Manager
As a Senior Block Property Manager, you’ll own your own portfolio of residential developments—taking full responsibility for operational delivery, client satisfaction, financial management, and compliance. This senior role also gives you the opportunity to support and mentor an aligned Assistant Property Manager (APM), helping develop future talent while setting the standard for exceptional service.
Key responsibilities include:
- Leading the delivery of services across your portfolio, ensuring reactive and cyclical tasks are completed to a high standard and in line with KPI targets.
- Managing service charge budgets, reviewing expenditure, and approving contractor work.
- Conducting regular site inspections, resolving maintenance issues, and ensuring buildings are well-maintained and compliant.
- Acting as the main point of contact for residents, leaseholders, and clients, including attending AGMs and handling escalations.
- Supporting internal progression by mentoring your APM and contributing to a collaborative team culture.
What We’re Looking For
This Senior Block Property Manager role is ideal for someone who’s already confidently managing a portfolio and ready to take greater ownership, lead by example, and influence service delivery at a higher level.
We’re looking for:
- At least 3–5 years’ experience in block or estate management.
- Excellent knowledge of leasehold legislation, service charge budgets, and managing residential developments.
- Strong communication and organisational skills with a proactive, solutions-focused approach.
- A team player who takes pride in mentoring others and improving processes.
- Relevant qualifications (IRPM, TPI, or working toward them).
